Palliser One
​
Palliser One is a 27-storey, B-class office building located on 9th Avenue SW at 1st Street SE, at the foot of the iconic Calgary Tower. With Macleod Trail immediately to the east, access to the airport and Calgary’s major arteries and attractions is direct and convenient. Bus routes and the C-Train (LRT line) also service the area. The building was constructed in 1970.

Floor plates of Palliser One are approximately 16,700 square feet each. A shared conference facility services the building, offering spaces ranging from an 82-seat amphitheatre to six-person meeting rooms—in addition to high-speed internet, projection screens and customizable seating.

In 2020, Aspen completed a refresh of Palliser One’s exterior, with the entire pre-cast façade replaced with lightweight, modern aluminum cladding and the addition of corner lighting that integrates with the lighting of the adjacent Calgary Tower.

The Palliser One is set to undergo a conversion of approximately 200,000 square feet of office space to 176 apartments, featuring a mix of one- and two-bedrooms. In addition, this project will include an amenity lounge located midway through the building, providing residents with a modern common floor featuring games areas, a workspace area, a kitchen/bar area, lounge seating, and an outdoor BBQ space, as well as a rooftop patio.
