Asset Management Analyst (4 Month Contract) | Calgary

Position Summary:

Reporting directly to the Financial Analyst, this position will work closely with the Asset Management team, and gain exposure to commercial real estate fundamentals and develop a deep understanding of the market. This position is responsible for assisting in financial and market analysis reporting and underlying documentation.

Regular work hours for this position are Monday to Friday 8:30 am to 5:00 pm.

Key Responsibilities:

  • Support Aspen and Leasing & Transactions Team on all levels to propose/ secure new business and execute on a variety of transactions across the portfolio

  • Maintain property and portfolio level financial models using Excel

  • Regularly update Argus models with recent lease transactions

  • Gather external financial economic and market reports to update models

  • Analyze key internal financial statements and property reports

  • Collaborate with other team members to analyze and create reports showcasing inventory, vacancy, absorption, rental rates, and sale and lease comparables.

  • Support the financial modeling process for evaluating potential real estate acquisitions, developments, and dispositions.

  • Gather and organize data from internal and external sources and develop compelling charts/visuals regarding economic, demographics, and real estate market trends and opportunities.

  • Provide a range of analyses including:

  • Single Asset Valuation

  • Portfolio Valuation

    • Appraisal Review and Appraisal Management

    • Highest and Best Use Analysis

    • Market Surveillance and Analysis

    • Business Case and Feasibility Analysis

    • Economic and Financial Impact

    • Occupancy Cost Management

    • Cash flow Projections

    • Other duties and projects as assigned

  • Perform competitive building tours and corresponding research reports

  • Conduct real estate market research on current and future trends

  • Assist in monitoring property performance, occupancy trends, and market dynamics to identify opportunities for optimization and value enhancement

  • Other duties and projects as assigned

Qualifications:

  • Completing or holding an undergraduate degree in Real Estate, Business or Finance studies. (preferred)

  • Knowledge of real estate an asset

  • Proficiency in Microsoft Office products including strong excel skills

  • Commitment to and understanding of excellence in customer service

  • Excellent interpersonal skills and demonstrated ability to effectively work in a team

  • Excellent organization, communication, and time management skills

  • Successful City of Calgary Police Information/Criminal Record Check and Educational Check
