Commercial Real Estate Intern(s) (4 Month Contract)  | Calgary

Position Summary:

The Commercial Real Estate Intern will work closely with the Leasing, Asset Management and Property Management teams, and gain exposure to marketing, proptech, and accounting. This position responsible for assisting in financial and market analysis reporting and underlying documentation. Leasing activities and responsibilities will be assigned on an as-needed project basis.

Key Responsibilities:

  • Lead a 4-month long research project that will help determine Aspen’s future office investment strategy in Alberta analyzing office properties in the Calgary and Edmonton markets. The research project will be presented to Aspen’s Leadership and Transaction Teams both in person and in PowerPoint format.

  • Perform competitive building tours and corresponding research reports

  • Conduct real estate market research on current and future trends

  • Evaluate and quantify square feet available in competitor buildings

  • Review and update Argus (no experience required with this valuation software) models with recent lease transactions

  • Provide a range of analyses including:

    • Single Asset Valuation

    • Portfolio Valuation

    • Highest and Best Use Analysis

    • Market Surveillance and Analysis

    • Business Case and Feasibility Analysis

    • Economic and Financial Impact

  • Assist with Aspen’s Flex Space locations in downtown Calgary

  • Solicit market evaluation and pricing from brokers for pro-forma lease revenue estimates

  • Provide up-to-date information on tenants, market availability, and leases

  • Other duties and projects as assigned including shadow days within the accounting, building operations, and property management departments

 

Qualifications:

  • Ongoing (minimum 2 years) undergraduate studies in Real Estate, Business or Finance studies. (preferred)

  • Knowledge of real estate an asset

  • Proficiency in Microsoft Office products including strong excel skills

  • Commitment to and understanding of excellence in customer service

  • Excellent interpersonal skills and demonstrated ability to effectively work in a team

  • Excellent organization, communication, and time management skills

  • Successful City of Calgary Police Information/Criminal Record Check and Educational Check
